More About Our Information for Tenants Service

When prospective tenants have viewed a rental property which they wish to apply for they need to call and speak to the BMH Rentals team (01472) 698698 to go over affordability and income requirements with them and how the application process works, before they can apply.

If any applicant is not working, or is receiving benefits they will still need to meet the affordability criteria and may also require a local working Guarantor.

If a Guarantor is needed they will also have to go through the referencing process and also meet affordability criteria as well.

There will be a Holding Deposit which prospective tenants will need to pay when they apply which will be equal to the amount of one week’s rent for the property being applied for. Prospective tenants will be informed of the amount to pay when applying and there will be a form to complete.

So long as prospective tenants (and guarantors where applicable) pass the required referencing checks, i.e. credit check, employer reference, address history check, landlord reference etc, when tenants come to sign the tenancy agreement to move in there is the first months rent to be paid, less the one week’s Holding Deposit paid, and a deposit which is usually equivalent to the monthly rent amount (unless stated differently) and this is held in the Deposit Protection Scheme.

Fees that can be charged to tenants

  1. Any Unpaid rent plus interest and consequential bank charges. Under the TENANT FEES ACT these are 3% over Bank of England base rate. This is the fee set out in the TENANT FEES ACT.
  2. LOST KEYS: We are not legally obliged to assist if you lose your keys. The cost of employing a locksmith and fitting new locks is down to you. However, if we decide to help, the cost would be a DEFAULT FEE under the Tenant Fees Act and we will charge our actual costs and provide proof. You will be offered the service and given details of the cost before the service is provided. You remain of course free to use your own locksmith but must provide a key to BMH. If the key is a Security key and our staff have to go to the locksmith to buy it, we will charge £15 an hour. This is permitted under the Guidance to the Tenant Fees Act.

ALL APPLICANTS MUST BE 18 YEARS OLD OR OVER

ALL TENANTS BE ADVISED WE MAY RECEIVE A REFERRAL FEE FOR ANY PRODUCTS SOLD THROUGH THE COMPANY VOUCH UP TO THE SUM OF £70.00 PER APPLICATION.
